You are correct young man! The first thing they teach us in real estate economics and real estate appraisal school that whenever you expose real estate at the micro and macro level to unusual and a typical circumstances, it will respond very unusually and very atypically. Just on that premise alone tells us that this is going to be the extraordinary Crash. Just too many things we were hit with it one time. And I think the general public after they got the Bee Gees a scared out of them for Covid had a little conversation with them self and said you know what I’m finally gonna buy the house that I always wanna buy or move to where I wanna move and I’m even gonna buy a bigger house because I might be working at home. And if we didn’t have the simultaneous involvement of institutional residential eye buyers things may not have been so bad. Buyers gobbling up all that single-family homes depriving first time homebuyers and paying a premium. Nobody talks about the residential Ibuyers getting that sales commission at closing either they were charging the seller the 5% of the realtor would’ve had an a more normal deal. Covid was the culprit for the surge in people wanting to do A Zillow deal or a open door deal. We need those entities to no longer exist. We have plenty of information and service at the local level from our Property Appraisers, our data from the realtors and the representatives of the buyers and the sellers we don’t need the medlle Mittelman.
